Our Terms of Business
1. Fees
Residential Mortgages
We do not charge for our advice in helping you to choose the best mortgage. We are paid a fee from the lender when your mortgage completes or the insurer when your policy commences and renews. We charge a flat fee of £295 for the administration associated with completing your mortgage. This fee is only charged on completion. If your mortgage fails to complete, there is no charge. In exceptional circumstances if the administration fee needs to be higher, we will advise you in advance and get your agreement to the higher fee. Commercial Mortgages
We charge 1% for the work we undertake in finding you the right lender, the right product, presenting your proposition and obtaining an offer. Before proceeding with any transaction we will provide you with our full Commercial Terms of Business which includes details of our fees and when they fall due. If there is any variation to the quoted fees we will get your agreement in advance.
2. Website
Lawn Lane Finance Limited takes care to ensure the accuracy of our website. However we cannot guarantee this and we accept no liability for any errors or omissions.
We track how visitors use our site by using session cookies. These cookies are pieces of non-personal data which only last while you are on our site. They help us to constantly improve our site for visitors and customers. These cookies are not stored on your hard disc and are not available on any other website. This usage information will not identify you personally.
3. Complaints
We hope that you will not have cause to make a complaint but if you do please be assured that we will take it very seriously. We will send you details of our internal complaints procedure and look to achieve a speedy resolution. If you are unhappy with the outcome you can contact the Financial Ombudsman Service.
4. Client Money
We do not hold client money. The only time we will ask for a payment to lawnlane will be in respect of any administration fee payable on your mortgage. We do not handle any cash.
5. Data Protection
We will hold any personal information provided by you in accordance with the Data Protection Act (1988) (“DPA”). In helping you to find the best mortgage and insurance solutions we work with professional advisers and businesses from outside our Company. By submitting your personal information to us you agree that we can share this data with selected third parties in order to find you the best mortgage and/or insurance solution. We will ensure that any third party helping us adheres to the DPA. In accordance with the DPA we will always get your consent to ongoing contact about relevant products and services.
6. Your Protection
For your protection we are:

Licensed by the Office of Fair Trading under the Consumer Credit Act.
Registered under the Data Protection Act.
We are covered by the Financial Services Compensation Scheme. You may be entitled to compensation if we cannot meet our obligations. The size of the compensation depends on the type of business and circumstances. Residential Mortgage advising and arranging (excluding Home Reversion schemes) is covered for 100% of the first £30,000 and 90% of the next £20,000. The maximum compensation is therefore £48,000. Insurance advising and arranging is covered for 100% of the first £2,000 and 90% of the remainder of the claim, with no upper limit.

If you are unsure about which lifetime mortgage or home reversion scheme is right for you, you should ask your adviser to make a recommendation. Please remember that home reversion schemes are not regulated by the FSA."
7. UK Money Laundering Regulations
We are required to verify the identity and place of residence for each customer. We will advise you of the documents that are acceptable as verification. No business can be transacted without this verification being complete.
